Unfinished spaces are calculated at 50%. For our purposes, crawlspaces are considered unfinished square footage if accessable and included in the inspection. Example: a 3,200 square foot home with 2,000 finished square feet would be calculated as follows:
2,200 finished SF at 100%= 2,200
1,000 unfinished SF at 50%= 500
The charge would be based on 2,200 SF + 500 SF= 2,700 SF (billable SF) or $260.
Garages are included in the inspection cost, limited to three garage stalls for the first 2,000 billable SF and one additional stall for each additional 1,000 billable SF.
Additional garage stalls are billed at $10 per stall.
